The applicant, Greystar, proposes to develop the site (“Wendy’s Site”) with a 16-story mixed-use building, consisting of ground floor retail and residential dwelling units above. The project includes a 104,789 sq. ft. Transfer of Development Rights (TDR) from Site Plan #417 (“Wakefield Manor”). The Applicant also proposes a public pedestrian plaza at the intersection of N. Courthouse Road, Wilson Boulevard, and Clarendon Boulevard of approximately 1,497 square feet. The site is currently approved for 188,910 sq. ft. of office and 6,960 sq. ft. of retail.
