Tips on Negotiating a Commercial Lease

It is amazing how often tenants find themselves looking for guidance because an unpleasant surprise has cropped up during the course of a lease. And in most every case, such surprises are the result of having signed a poorly understood or poorly constructed lease agreement. The landlord may say: “It’s our Standard Lease, everyone signs it.”, but standard does not mean right or fair to the tenant, and simply put, there is no standard lease.
A commercial lease is one of the most important agreements you will ever sign and negotiating a favorable lease places your business in a position to succeed. Remember that a real estate lease agreement is prepared by the landlord to favor the landlord. Your responsibility as a potential tenant is to read it completely, understand what it says, and then ask for modifications that will favor you.
